I have a deal that probably needs done thru fha but not sure if fha still does these:

purch/sfr/oo mid: 497, high: 517, 1x30 car loan (feb 08), has 4 cdt cards which he is 90 days late right now on one, 1x30 (jan 08) on one, 60 days late now on another, 30 days late now on the 4th one, has 3 collections 2 medical ($200 & 70) cell phone coll ($503) that are new collections. Had near perfect credit up until end of last year. Shows several mtgs pd as agreed and pd off. He has 2-3k to put down, seller is willing to assist with closing costs and dp as long as house will appraise. est value 150k, pp 139k. He is going thru a divorce which he claims is the reason for the lates?!?

The co I work needs 580 mid

That is ugly. I doubt fha would do it but if they can it's the best way to go for the borrower anyway.
