How can I structure this??

$600K PURCHASE
CALIFORNIA
100% 1 LOAN NO MI OR 2LOANS
BORROWER- MID SCORE 622
O/O
SFR

Where I need help:
His grandfather will be occupying the home with him, however he is retired but has a 669 mid score. Grandfather was born 1927. He owns a house currently but leaving it to his eldest daughter.

My thought is First Franklin best score program...any other suggestions?
