572 90% refi in florida

I have a borrower that has a 572 midscore. Was 120 days late 15 months ago on her mortgage. the home is in florida its a SFR O/O cashout, full doc

If the only late that they have is from 15 months ago, than I should be able to do this loan. What does the last 12 months of their mortgage history look like?

Yeah several can do this because they look back 12 rather than 24 or 36.

I have closed loans with Fremont.

i know this is a long shot, but if hes been clean 12 months, try running it thru interfirst . You might get lucky under the DUI and score a conforming.
