30% cash back at closing

Ive got several developers that are paying 30% of the purchase price as cash back at closing to the buyer on short-term investment condos.

Price points are around $330k
Location: Orlando, FL

These are new construction condos ready to deliver.

Anyone know of a a lender that will allow either a 30% realtor commission or a 30% marketing fee to be paid out on the hud. If so, let me know.
