25% ltv siva or niva recently listed 100,000 loan amount

i have a deal in maryland that is a conforming loan with a 689 mid fico. the house is paid for and was inherited from the death of the mother. i need a lender that would do a siva or niva for 100,000 the property is worth 480,000
the borrower has fixed income from 250,0000 annuity that he owns. the property was just removed from the market last week. my new number is 574-516-4304 ext 810
