The borrower on this one is buying the home with his daughter because she
does not yet qualify on her own. Is there any other way we can make this an O/O instead of investment? I need your expertise on this one! He will be the primary and she is the co-borrower.

Best4U is on a distinguished road
You might check Novastar. They will average all 6 scores and they do allow a non-occupant co-borrower. About four months ago they're rates on this were comparable to the blended rate of a reasonably priced 80/20.

Non-occupant-co-borrower is the way to go. Investment pricing is worse than it would be otherwise. I don't think ALS offers the NOCB.
