I am a virtual loan officer who is affiliated with a lending institution that is licensed in most of the U.S. The lender that I work with can provide different options based upon the borrower's credit, financials, etc. Let me at least run the #'s to see what we can come up with.

If you know of a lender that can do a particular scenario as posted, please just let us all know by posting that in the thread. Nobody is looking for another loan officer to do the deal for them - it's a situation where LOs are helping each other out to place tough loans.
