100% LTV condo purchase in CA. Lowest rate possible?

hi guys,

i've shopped the loan around. no one is low enough though. thought my "online family" could help me out. here are the details. thanks.

227k purchase price
285k appraisal price
condo
OO
661 mid fico
stated income

what would the lowest possible monthly payment be? and with what bank?

Lowest Payments

Hi,

The lowest possible payment available would be afforded to you with an option arm which would give you the minimum payment option of 1.95% interest rate. There are a couple of option arm products out there, but by far the best/most stable is the Pick a Pay from World Savings. This loan gives you 4 payment options:

1) 30 year payment (6.64%)
2) 15 year payment
3) Interest only payment
4) Minimun payment (1.95%)

Your scenario would play out like this:

30 yr pmnt: $ 1,731.52
15 yr pmnt: $ 1,994.93
I/O pymnt: $ 1,495.00
Min Pymnt: $ 833. 37

You can make any of the above payments on any givin month with no penalty!
