Here is my .02 since I guess I am kinda sorta in same boat. I do good 'ol court house research, as in pull deeds of trust and mail out info about refi. As for purchase business, you kinda gotta woohoo a agent that is willing to give you a try. I also sol t/d business from banks, always looks better for them to have a place to send a customer to than too just turn them away. As for purchased leads I have never used any although I would be interested in just how much they cost. Home iprovement dealers are also another place for business. Heck I jump in conversations I overhear and give out a business card or even when you see people looking at homes forsale book. Best of luck to you Nate, this is a tough business I worked as a LO for 5 years, then changed gears when I moved to diff state and worked for a finance co. Now I am back as LO again and boy have things changed! I used to write all deals up and fax in, now everything is online. I am working out of my home for a company, to be honest VERY hard since they are a state away and don't really want to share or give me some training on new things.
