It sounds like you've already got a great "in" with the agents located in your office. What a great situation. Building those relationships is the obvious first thing to do.
Are you asking how to build agent relationships specifically, or are you asking about other ideas to generate purchase business? If the former - I suggest going to each agent in your office and asking first for all the impossible deals they haven't been able to close because of inability to qualify. There will most likely be a few of these, at least.
Then, bring them here and let the community go to town on ideas for the scenarios that come up. If you can manage to close just one of those, you'll be well on your way to "office hero" status. Then work from there - ask for other deals, spread the word about your "impossible" closing and of course really sharpen your knowledge of purchase programs.
