Thanks for the kind words, Erik and Jim! I suspect I am like everyone else posting to the board and am looking for the elusive borrower who wants either a hard money or commercial loan. I have been talking with some friends who have a gift for words. They seem to be of the opinion buyers do not understand the buying process. This opinion appears somewhat unbelievable at first, until you realize somewhere along the line the sellers representative, forgot to point out to the buyer that a house is like a very spoiled child and needs a constant infusion of operating money. "Operating expense, what's that?!?!" cries a renter when buying their first home, "I thought the landlord takes care of that!" exclaims the new home buyers who have yet to realize they are the lords and maintenance crew of their new castle. I get more than a little tired of people playing the "blame game" and forgetting to inform the BUYER of BASIC costs. This observation covers all real estate industries......................
