I give the client the option with origination at PAR and without origination using yield to pay my fee.

Then I make a suggestion based on their personal situation. Own for several years or move soon.

In short.. More to it than that but I fully disclose everything to create long-lasting repeat busness. I educate them on what exactly YSP is and how much I am making even though I do not show YSP on HUD's since I am a Banker.
